Conversion of an office building to provide 150 self-contained student accommodation studios. This asset is finished in a boutique-style, situated close to both Bournemouth University, Arts University Bournemouth, local town centre and beach. The project was completed and achieved full occupancy by September 2015. After completion of the project, we have been acting as asset manager overseeing the marketing and operations to ensure the asset is fully let each year, at the same time add value where possible to drive rental income.
The asset has since established its reputation whilst the Bournemouth Purpose Built Student Accommodation (PBSA) local market matured, the scheme remains a favoured student accommodation site in the city.
CUMBERLAND PLACE – SOUTHAMPTON
Built to a high specification this 206-bed asset provides a mix of private studios and 2 or 3 cluster flats with en-suites over 12 floors. The asset is located in the city centre and easily accessible to students from both University of Southampton and Solent University.
The property has been fitted out with high-quality interior finishes, with communal facilities arranged on the 10th floor offering city view on the sky deck along with its gym, study room and communal kitchen and dining area.
This asset had achieved best rents whilst maintaining occupancy level since the launch of the scheme, demonstrating capture of the premium market in Southampton.

The 30,000. sq ft Class A building was developed and handed over in early 2020 and subsequently sold In September 2020 to an owner-occupier. It is located alongside an attractive riverside setting close to Guildford Town Centre, with the train station 5 minutes away.
